Alegre Communities is currently looking for a business minded Community Manager. Having your CAM is preferred or your desire to earn one is a plus.
The Community Manager is a sales leader with a positive attitude and sets the standard on how Leasing Consultants engage prospective and current residents. The Manager trains Leasing Consultants on identifying the needs of prospective residents, assessing those needs and applying effecting closing techniques. In addition, a great Community Manager provides strong leadership and organizational skills, and proficiency in the resident experience, vendor negotiations and expense control.
Major responsibilities include:
o Physical Appearance of the Property is your responsibility
o As the leader of this property you is required to insure that you and your team abide by all rules and regulations as stated in the Policies and Procedures Manual
o Supervise and motivate leasing staff and maintenance staff
o You must train your staff to be professional and knowledgeable on proper leasing techniques and resident services
o Conducting weekly meetings with leasing and maintenance staff
o Evaluate and coach employees for proper performance
oYou are to insure that Outreach Marketing and Implementation of Marketing Action Plans are thoroughly implemented and executed every week until you reach the occupancy 97% occupancy goal that is expected of all company properties
o Minimize delinquent payments
o You are responsible to contact all 60 day Lease Expiration's for lease renewals
o Minimize leases that are expiring in low demand lease seasons
o Ensuring that the onsite staff provides the highest level of service to our residents
o Ensure that all residents follow community rules and enforce accordingly
o You are responsible for resident retention
o Create a wonderful resident experience
o Oversight of resident services and activities
o You are responsible for effective management of vacant unit's inventory and make ready apartments
o Performing monthly marketing survey of competing apartment communities
o Approve all invoices for expenses
o Enter weekly all approved invoices
o Meet budgeted income, expense and leasing goals
o Review and analyze cash flows; manage accounts payable and receivable
o You are responsible for Budget and Cash Flow Management by minimizing delinquent rent and managing within a budget where you will maintain an approved expense control plan.
o Report immediately to your supervisor any issue that is related to violation of Fair Housing, Theft of Company Property, major emergencies or illegal activities that borders on police involvement

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
